Want to know how we are Getting Cash Buyers Fast? A few days ago I wrote a sizable piece on giving wholesaling the other chance. I spoke about having a new cash buyer’s website perform well in a very short amount of time. Well, I just wanted to give you an update on how my site is performing.

To recap, I bought the domain name a few days ago and started setting up my site 2 days ago. Here is how it is doing as of now.

Honestly, I have no idea how good this is, but I know it is not bad. My site is performing good for just being alive a few days. No, I am not gloating. I will share how I did it.

All I did was write my own copy. I strongly believe in the original content. Not only for Google Ranking reasons (SEO) but also for conversion reasons. Everyone now has investor carrot sites and all these sites look identical. Sure a logo here is different, font and color there is different, but it all looks the same. You can’t tell one apart from the other.

So when a cash buyer looks for deals and sees an investor carrot site, sure he/she will fill in their form, on the first site they visit, maybe the second too. But by the time they visit the 3rd and 4th site they start to realize they are all the same, offering the same things all claiming to be the #1 site on the web… it becomes mundane. So I always create my sites from scratch.

Create Your Site From Scratch!

Before I get into that I would like to mention that it is a good idea to separate your cash buyer website from your website that deals with finding motivated sellers to sell their houses to you. [If you noticed, I put a link there that links back to my motivated seller’s web page i.e. my website for people that need to sell their house in CT fast,  that hits a deep page i.e. not the home page. As the purpose for these blogs is SEO ranking and backlinking as well as helping out those that want to learn how I am ranking my sites, you can not only link to your home page]

Now the good folks from IC (Investor Carrot) will tell you NOT to do this. And honestly, they are right. They have done the trial and error. They have done the research, they have done all the testing and what you see there is the best performing version of that site… IF you are not willing to work it as your life depended on it.

Yes if you have no idea what SEO is, and if you have no time to research learn and apply SEO, by all means, use the template (and change the paragraphs into your own words).

Here is the deal. Maybe I shouldn’t say “Create your site from scratch“. But make your site look like you are serious about this, credible. Having a cookie-cutter site similar to all other sites definitely will not set you apart, and no serious cash buyer will believe you actually have any real deals.

Either case, of course with my SEO knowledge I would be crazy not to do something original and stand out, so I started from a blank page.

Needless to say, it works. I also should mention though that you can get away with a crappy site as long as you offer a great deal. If you can show you have an amazing deal, buyers will line up to get that deal even if you have a pink website!

How To Get Buyers NOW!

How To Get Buyers NOW? Of course, it will take months to rank on the first page on google but I am not going to wait for so long before starting to see leads. And in all honesty, it is not worth my time to delve into SEO for my buyer’s site. Why? Buyers are easy to get. EASY. Especially if you are already an active investor.

If you are an active investor you get them by waiving a juicy sloppy dripping… deal… in front of their faces and tell them, sign up and I will let you sniff this.. deal. They will sign up! This is where Craigslist comes in. Placed a few adds and that was all it took. I get buyers streaming in.

If you are just a newbie… all you do is go to craigslist and post an ad. Say something like “we are getting amazing contracts in soon enough and we want to unload them ASAP. Hungry buyers will come to a knocking! I hope that helps. If you need help feel free to leave a comment!

Update:

I collected 219 cash buyers in 3 days. Then I sold the contract and I stopped attending to my buyer’s site. I just looked at my leads again and I got another 112 buyers without ads from craigslist. Now that I think about it, I am sure they came from BiggerPockets.

Get Active On BiggerPockets!

That is the EASIEST way to get buyers. Why didn’t I mention this first!! Bigger Pockets is an Information Hub for investors. All serious investors, and thus all serious buyers are there. What better place to filter through the rubbish and have a plethora of cash buyers getting exposed to you! So let me recap.

How to get buyers:

  1. Get active on Bigger pockets
  2. Post daily Craigslist ads
  3. Get a contract signed and advertise that contract (craigslist and Bigger pockets)
  4. Get buyers organically by having your website rank high on Google.

I wonder if I just had posted these 4 points first I wouldn’t have to write all this writeup!
